The full Legionella Risk Assessment is intended for use on properties which are used as either offices, care homes, schools and other commercial type premises, which fall in to the criteria as laid down in current regulations, requiring a full Legionella Risk Assessment. However, there are other types of properties which fall outside these criteria, but are still have the same Responsibility of Care for their occupants, such as small Care in the Community properties, Council or Housing Association owned and let properties, etc.
To enable the owners or landlords of these types of properties to comply with their responsibilities of care, the Asset Register has been developed. This document is produced after a property inspection, and lists the extent of current management of these properties, describes the types and condition of hot and cold water assets present in the building, and makes recommendations on how these could be brought up to acceptable standards, to reduce any risks from the hot and cold water systems to a minimum.
The landlord properties report, was drawn up for a local authority and shows how the Asset Register could be used by Landlords to ensure compliance with their responsibilities in a landlord/tenant type of relationship.
